A direct booking website doesn't replace your Airbnb listing — it sits beside it. Here's what it saves, what Airbnb's rules allow, and why most hosts' direct sites stay quiet.
The short answer
An Airbnb direct booking website is a site on your own domain where guests can book your rental without going through Airbnb, run alongside your listing rather than instead of it. It avoids Airbnb's service fee on the bookings it wins and lets you keep the guest relationship. Airbnb's rules don't forbid having one; they forbid using Airbnb to send guests to it. The site wins bookings from people who find it on their own — past guests searching your property's name, and travellers arriving from search and AI assistants.

Why most direct sites stay quiet
Plenty of hosts have one; few get much from it. Hostaway's 2026 report found 70% of operators have a direct booking site but nearly two-thirds get less than a quarter of their bookings through it, and a Hospitable report found 38% of hosts got no direct bookings at all in 2025. Both are vendor surveys, read in PhocusWire's coverage.
The reason is almost always the same: the site exists, but nothing brings anyone to it. A home page, a property page and a booking widget give a stranger's search nothing to land on, and Airbnb's rules rightly stop you sending Airbnb guests there. The sites that work have a reason to be found.

Can I have a direct booking website if I'm on Airbnb?
Yes. Airbnb's off-platform policy restricts using Airbnb to move bookings — links in listings or messages, asking guests to book elsewhere, off-platform discounts — not having your own website.
Is it against Airbnb's rules to send past guests to my website?
If you do it through Airbnb, yes. The policy names repeat bookings explicitly: hosts may not ask guests "to move current, future, or repeat bookings… off of Airbnb". Guests who find your site themselves — by searching your property's name, for example — are a different matter.
How much does a direct booking save?
